Initial Discussions

One of our experienced team will meet you at your home to discuss your project. You can tell us your ideas and we can talk through options and offer you guidance. We can advise you what planning/building regulations might be required. We can offer you advice as to what type of build would best suit your needs; the viability of the scheme; how feasible the project is and whether it is possible to complete your project within your budget.

At this stage one of our experienced team will come to your property to complete a measured survey. We will then once again determine the feasibility of your requirements and if necessary review and amend the design with you. We will then produce accurate scale drawings. 



Building Control

The next stage is planning and we have many years of experience in submitting planning applications. Having a good understanding of what local authorities will and will not accept before a planning application is submitted is the key to our success. We ensure good working relationships are maintained with planning officers, meaning that to date we have achieved a very high level of planning and listed building consent approvals. As part of this phase we will order reports such as land registry/drainage/radon and look at any council designated issues with your property/land. We will also look into issues of conservation, national parks, ANOB, listed, ancient monument, green belt, trees, etc.

Most new buildings, extensions and alterations to buildings are required by law to comply with the Building Regulations irrespective of whether planning approval is required. MAS Design will prepare project drawings detailing the technical specification and design as required by the Building Regulations authority and submit these on behalf of the client to the inspecting authority for approval. We work with both the private sector and local authorities. 

As part of this process we work closely with a team of structural engineers who use our drawings to detail the structural elements necessary for building regulations compliance.

Once your new home/property has been designed and all appropriate 'official' documents produced/received, our active role usually ends - although we are always available for advice. However, we do offer many other services if you'd like us to help you further. These services include:

  1. Produce tender documents - for accurate costing purposes.

  2. Manage tender procurement - inviting bids from trusted contractors.

  3. Onsite project management throughout the build - MAS Design has over 20 years’ experience managing projects on site. We discuss with our clients which level of service they require and agree the amount of input that suits their needs in terms of managing their project.
