MILL ROAD SERVICE CENTRE, TREETON

MAS Design Consultants Ltd. were appointed to develop proposals for a new vehicle reclamation centre on Mill Road, Treeton, incorporating a purpose-designed operational building, offices, service yard, vehicle storage and associated parking facilities.

The proposals provide a comprehensive commercial facility designed around the operational requirements of a vehicle reclamation business, while making efficient use of the existing site and its surrounding context.

THE DEVELOPMENT

The proposed development comprises a substantial new building providing dismantling, storage and office accommodation, with a total gross internal floor area of approximately 4,294m². The scheme also incorporates a dedicated concrete service yard, HGV access and turning facilities, vehicle storage areas and staff and customer parking.

Particular consideration has been given to vehicle movements and site operations, including a 25m HGV turning circle, dedicated service roads and an access arrangement designed to accommodate the scale and nature of the proposed use.

SUSTAINABILITY AND SITE DESIGN

The proposals incorporate a range of sustainable features, including photovoltaic solar panels, a green roof and electric vehicle charging provision, alongside dedicated cycle and motorcycle parking. The scheme also includes extensive areas of soft landscaping around the site boundaries, helping to integrate the development into its surroundings.

The site sits adjacent to the River Rother, with the proposals carefully considering the existing riverbank, flood defence buffer and surrounding vegetation as part of the overall site layout.

PLANNING

MAS Design Consultants Ltd. successfully developed the proposals through the planning process, securing approval for the new vehicle reclamation centre and its associated infrastructure.

The project is currently at the approved planning stage and has not yet been constructed.
